Challenge
Live environments, incomplete information, commercial pressure and formal contract obligations required decisions to be both timely and properly documented.
Outcome
Projects advanced through disciplined procurement and delivery controls, with clear instructions, assessed change, coordinated stakeholders and auditable contract records.
Contract management as a delivery discipline
At TEAM Projects Advisory I worked as a Project Manager and Engineer’s Representative across a portfolio of education and residential construction work. The role sat where client objectives, consultant information, contractor performance and formal contractual obligations meet.
My work included administering NZS 3910 processes, coordinating variations and instructions, reviewing quality and programme information, maintaining project records and helping clients make informed decisions. The aim was not administration for its own sake: it was to keep delivery moving without losing commercial control or contractual clarity.
Procurement and public tendering
I prepared and coordinated procurement documentation including Requests for Interest, Requests for Tender and Requests for Quotation. I managed Requests for Information and supported both open and closed tender processes, including work through the Government Electronic Tenders Service.
Tender assessment considered more than price. Evaluation included value, capacity, capability, delivery risk and compliance, with clear records supporting the recommendation and appointment process. Consultant and contractor engagements were checked against appropriate contractual arrangements so scope, responsibility and risk remained visible.
George Forbes Building Stage 3
The George Forbes Building Stage 3 at Lincoln University was a principal project during my time at TEAM. I worked as Project Manager and Engineer’s Representative on the approximately NZ$7.5 million project. Stage 3 completed the wider redevelopment of a prominent campus building, including seismic work and an accessible ground floor environment for students, visitors and university administration.
The project required construction delivery within an operating university. Contract administration, design information, variations, quality, programme and stakeholder requirements had to remain aligned while the project team prepared the building for its new student and visitor functions.
Wider TEAM portfolio
My TEAM role was broader than a single project. It also included the Emmons Building demolition and asbestos removal project and a substantial body of work for Kāinga Ora across a new build residential programme. Across this portfolio I managed client, consultant and contractor interfaces, applied formal procurement and contract controls, and maintained clear project records as scope, programme and commercial issues developed.
What this demonstrates
This work demonstrates the breadth of my client side construction experience at TEAM. It combines project management, Engineer’s Representative responsibilities, contract administration, procurement judgement and client representation. I am comfortable working in the detail of notices, variations, quality, programme and records while keeping attention on the larger outcome the client needs delivered.
