School property projects & client representation
Routine school property delivery spanning scope definition, consultant coordination, procurement, tendering, contract administration, stakeholder management and handover.
Role
Project Manager / client representative
Canterbury, New Zealand
Challenge
Every project had to protect school operations while translating property, accessibility, safety and Ministry requirements into buildable, procured work.
Outcome
Individual school needs were converted into controlled project scopes and progressed through design, approval, tender, construction coordination and handover.
The routine project portfolio
Alongside programme work, I managed individual Ministry of Education school property projects as a client side Project Manager. These assignments required a practical service from beginning to end: understand the need, define the scope, coordinate specialist advice, secure approvals, procure the work, administer delivery and close it out with the school.
Fernside School
Fernside is a strong example of turning a sensitive operational need into a controlled construction project. The property modification report identified six separate safety issues across the large rural school boundary. The resulting scope addressed vehicle and pedestrian access, gates that close automatically, 1.8 metre fencing designed to prevent climbing, classroom egress and connections to existing site infrastructure.
I led design review and markup, the Request for Tender, preparation of a medium works contract, contractor coordination and handover. The work required communication between the school, Ministry representatives, learning support specialists, designers and contractors while keeping the proposed solution aligned with Ministry standards and approvals.
Broader school delivery
The same approach was applied across other routine school projects, including work associated with Clearview and other Canterbury schools. I established the operational requirement, converted reports and site constraints into a clear scope, coordinated the right consultants, tested the market fairly and maintained momentum through delivery.
What this demonstrates
This portfolio shows construction project management from the client’s side. It combines stakeholder empathy with procurement discipline, contract administration and close attention to how work will affect a live school. The result is a Project Manager who can represent the client, challenge incomplete information and keep consultants and contractors aligned through to handover.
